Mold Inspection & Testing in South Florida

Even when you’re certain mold is in your home, a mold inspection in South Florida is necessary for effective mold abatement. Mold grows fast. It’s often undetectable unless professional testing methods are used. With proper inspection, it’s easier to locate subsurface mold issues and previously overlooked water intrusion.

At Ari’s Mold, we administer comprehensive inspections as a precursor to mold remediation. We use high-precision methods to investigate indoor environments for mold and any contributors to mold.

Whether you’ve found visible mold growth or you’re just anxious about its presence, your Ari’s Mold representative can help you determine what next steps are needed.

Our Comprehensive Approach to Mold Inspection:

(1) We identify problem areas

Before testing begins, we’ll ask you to identify any areas of concern. These are spots around the home where you suspect potential mold and moisture issues. We’ll use these observations to map out inspection and testing areas.

(2) We scan for mold and moisture

Your Ari's Mold representative will then scout for signs of water intrusion or mold. We work with perceptive infrared equipment during the visual inspection process, so we can better identify any active issues.

(3) We submit air/surface samples for testing

In some cases, we may use an AIHA-accredited microbial lab if we need more data. We’ll extract surface/air samples for lab analysis, so we can check for microscopic mold spores in these areas.

(4) We present you with results.

Once testing and inspection is complete, we supply you with full results. Your Ari's Mold representative can walk you through these, so you know exactly what we’ve found and what’s needed to treat any mold or moisture concerns.

Mold Inspection & Testing - South Florida

  • It is important to identify not just any mold that may be present but also the potential causes of the mold growth. Thanks to our experience in building science our inspectors do just that. Our first step is to perform a visual inspection of the property, both interior and exterior to determine if mold and/or conditions associated with mold growth are present and to determine what the potential moisture sources may be. In most cases we will also perform air and surface sampling to provide support to the visual assessment through documentation.

Our inspectors are trained to identify not only the mold growth but also those conditions which, if not corrected, could lead to a return of mold growth. Any mold remediation plan should include repairing those conditions causing the mold growth.

Frequently Asked Questions

Anytime the moisture levels in your home are at 60% or higher, mold can grow. What’s frustrating for many property owners is that they don’t see a puddle on the floor or water dripping from the ceiling. When mold grows, the source of the moisture is usually hidden under floorboards or behind walls.

It could be. Because mold spores are microscopic and airborne, you’ll end up breathing them into your lungs. Depending on the type of mold and how well your immune system functions, you may develop some serious health symptoms that could end up being the result of mold. That’s why a mold remediation company takes mold removal so seriously. The space affected by mold is isolated and contained during cleaning so the spores won’t spread to other areas of the house, and the remediation team stays suited up in Personal Protective Equipment (PPE) during the process.

For the majority of surfaces in your home, bleach won’t actually get rid of your mold problem. It’s the “iceberg effect.” Visible mold is usually a small percentage of the actual amount of mold growth. Bleach can’t kill mold on porous surfaces like wood, and while tile or fiberglass surfaces can be cleaned with bleach, often the mold has spread far deeper. The reason why mold remediation companies don’t recommend DIY cleanup isn’t because they want to make more money; they know, in their experience, that a mold problem is usually far more invasive than can be seen with the naked eye. Simply cleaning the surfaces can provide false assurances that you got rid of the mold, only to have it come back time and time again.

If the inspection/assessment process was able to pinpoint the source and cause of the mold growth, once that source is repaired, you can be relatively confident about the success of remediation. Ask if your restoration technician has the IICRC certification for “Applied Microbial Remediation.” You can also request a “post remediation mold clearance” from a third-party mold inspector to re-test the area for any remaining traces of mold before the area is treated with a sealer or encapsulant to resist future mold growth.
